Risk:  More BAD Photos & Marketing Verbiage

First, last Summer, the amount of space allotted for “Agent” and “Public Remarks” on MLS effectively doubled (from 256 characters and spaces to 500).

moreLast week, the number of pictures allowed on MLS jumped from 16 to 24 — and the resolution went up, too!

What’s the practical consequence?

For more modest-sized properties — say, under 1,500 finished square feet and 3 Bedrooms or less — little or none:  I don’t see much benefit in using pictures #19 – #24 to show off Bathroom shower stalls, hallways, or the like.

However, for larger homes (like over 4,000 square feet) with more character on bigger lots, the additional marketing space allows good agents to better showcase their listings’ features and appeal.

P.S.:  EdinaRealty.com has no such limitations; the maximum number of pictures has long been 100+.
