Photo Finish

It’s a high-quality problem, to be sure:  listing agents who have too many flattering pictures of the home they’re selling.

photos-stackTake a larger (over 3,500 FSF) home that’s especially stunning or feature-rich; add 100+ digital photos, the number top-tier real estate photographers now routinely provide; and the result could easily be dozens of flattering shots, vs. the maximum of 24 photos allowed on MLS.**

How do you sort it all out?

Breaking Ties

Personally, I try not to sweat it:  I simply run what my gut says are the 1-2 best photos of the most important rooms and views (Front exterior, Kitchen, Family Room, Owner’s Suite).

Step #2:  label and keep track of the runners-up.

Step #3:  at regular intervals (say, weekly), rotate the backup photos onto MLS.

That approach kills two birds with one stone:  1) it keeps the listing fresh; and 2) it shows off different facets of the home to prospective Buyers.

Unless, of course, the home sells before then . . .  🙂
