Is There REALLY Other Buyer Interest?
The Buyer’s agent submitted a request to show a home to their client, and — along with the confirmation — received the “heads up” (above) about the home’s status from the listing agent (representing the Seller).
How do you know whether: a) it’s a bluff — that is, there’s little or no other interest in the home; or b) it’s true — and the agent is doing the Buyer’s agent a courtesy by letting them know?
(Not So Subtle) Clues
Assuming you don’t know the agent personally or by reputation, it all comes down to context.
Specifically . . .
–How long has the home been on the market?
–How attractive is the price?
–How well staged and marketed is the home?
Of course, there are usually other clues as well.
Like, when you arrive at the home and there are three other showings in progress . . . the agent is likely telling the truth!
Conversely, when the house is unkempt, there are dirty dishes in the sink, and multiple smoke detectors are beeping (low battery) . . . not so much.
