Closing Checklist  . . . for Listing Agents

I actually like 8 a.m. closings for a lot of reasons, especially when title companies are swamped (like now).

alarm clockIf there’s a hitch with wired funds, there’s plenty of time to correct it; there’s no chance of a glitch in the closing(s) before delaying yours; clients are less likely to be running behind due to work (or kid) issues that can accumulate during the day, etc., etc.

However, there is one, practical downside, at least for listing agents (representing the Seller):  the electronic lockboxes most preferred for security have a computer chip that times out access after hours (typically, between 9 p.m. and 8 a.m.).

So, the agent who needs to pull the lockbox and bring the house key to closing . . . needs to do it the night before.

P.S.:  Earlier than that isn’t a possibility, because the Buyer typically does their walk-thru inspection just before closing, and their agent gains access through the lockbox.
