Laymen may not realize it, but there are TWO types of “Remarks” on MLS: those intended only for other agents (“Agent Remarks”), 
and those intended for prospective Buyers (“Public Remarks”).
Public Remarks parade all the stuff that the listing agent (representing the Seller) wants you to know: how wonderful the property is, how well-maintained, well-priced, charming, etc.
“The Good Stuff”
By contrast, the “Agent Remarks” section — assuming it differs from “Public Remarks” — has all the good stuff.
Like, any sales incentives being dangled in front of Buyers’ agents, or the fact that the Sheriff’s sale is this Friday — and therefore the Seller truly is motivated.
Or, in the case of the listing above, that the stairwell is open and anyone showing the home should take care not to fall in.
(Presumably, there are some VERY conspicuous warnings inside the home, as well as explicit showing instructions to that effect.)
