Yes, I know:  when people talk about whether it’s a “Seller’s Market” or a “Buyer’s Market,” they’re referring to whether Buyers or Sellers currently have the upper hand (news flash:  the Twin Cities housing market has strongly favored Sellers the last several years).

But, there’s also a pendulum for hosting weekend open houses.

Although I personally like to host my own open’s, many veteran agents seek out “newbie” agents to pinch hit for them.

In turn, many newer agents find their initial clients (typically, Buyers) by hosting weekend open houses.

Market Snapshot

So, how’s the ebb-and-flow in that market?

Last Spring, it was a screaming Seller’s market locally:  way too few available open’s relative to the number of Twin Cities agents looking to host them.

Today?

That appears to have flipped.

Based on the number of veteran agents broadcasting for open house help now, I’d characterize it as a Buyer’s market.

P.S.: Best guess to explain that is, while there continues to be a shortage of listings in the Twin Cities, by mid-Fall, relatively more of the inventory has been sitting on the market.

Listing agents (representing Sellers) want to hold such homes open now to re-attract Buyer interest, draw attention to a price reduction, etc.
