All in a Day (and Night’s) Work

Ok, so there are plenty of times I wouldn’t have taken the call.

Or, would have unplugged my phone, and not known about it until the next morning.

But, since I’d left the other agent a voicemail regarding my client’s question around dinner time, I felt it was only fair.

Good thing:  the listing agent (representing the Seller) was calling to say the house was in multiple offers, and the Seller was about to choose one (he also answered my client’s question from the showing earlier that day about a lift station in the lower level).

What happened next?

A flurry of texts and voicemails to my client and his partner to try to track him down, followed by a phone call back to the listing agent — once my client indicated they wanted to pursue the home — asking him to delay the Seller signing anything until morning.

Next, around 9 p.m, I texted Edina Mortgage’s Keith O’Brien asking if he could talk to my client regarding financing on his offer.

Keith and my client connected about 10 p.m, and Keith indicated about a half hour later that my client could qualify for a conventional mortgage — a key advantage relative to the two other offers that had already been submitted.

The next morning, I drafted and reviewed the offer with my client, got his signatures electronically, then forwarded the Purchase Agreement and Addenda (all 65 pages!) to the waiting listing agent by noon.

The Seller accepted my client’s offer mid-afternoon.

The Inspection Contingency was removed last week; the deal closes January 13.

All together:  Phew!!
