28 Showings in 2 Months

Whatever their shortcomings may be, the agent who generated 28 showings for their listing client in less than two months isn’t a lousy marketer report card(note to non-Realtors:  that’s A LOT of showings — at any price point).

And yet, the Realtor’s client reportedly wasn’t happy with them.

What gives?

The most likely explanation:  so-so communication (or worse).

The “No News” News Report

So, in addition to actively marketing their client’s home; tracking online hits, showings, and 2nd showings; and monitoring nearby market activity, it’s important for agents to tell their clients that they’re doing all that.

And not just via email, but by phone — and occasionally, in person.

Even when there’s little or no activity to report — the case for many Twin Cities upper bracket homes now — it’s important to communicate that, and be proactive (vs. reactive) about next steps.
