More Neighborhood Shots?

From the long-established 10 photo maximum, MLS has just recently jumped to permitting 16 photos per listing.

What will that mean for home sellers and their agents?

My guess is that it depends — no surprise — on the property.

Case-by-Case

So, for a 2 Bedroom, 1 Bath home (or condo) with under 1,000 square feet, I don’t anticipate much change.

That’s because there are only so many angles you can offer of the same room (unless you want to start featuring close-ups of fridges, bathroom fixtures, and the like).

On the other hand, for a character-filled, larger home (say, over 3,500 square feet), I can imagine photos #11 – 16 offering additional marketing “oomph.”

The wild card?

Using the additional photos to feature neighborhood landmarks and amenities.
