Why does it matter when a home originally listed?
Because price varies (negatively) as a function of market time.
Translation: owners have the most pricing power soon after their home debuts on the market, and gradually lose leverage thereafter.
Cockroaches & Dated Photos
So, looking at the MLS photo above — and specifically, the lack of leaves on the tree at the top of the photo — it was obvious (at least to this Realtor) that the home had been for sale awhile.
In fact, checking the home’s MLS history showed that it came on the market April 17.
P.S.: Like cockroaches, there’s seldom just one dated photo.
Sure enough, the MLS photo of the home’s patio shows a backyard full of snow.
