“Deal Mop-Up”

If you’re a Buyer’s agent nervous about slow-to-arrive Seller signatures,** what’s a good interim step to reassure your anxious clients?

“Pending” = Done Deal

So, if the home is “Active,” changing it to “TNAS” (“Temporarily Not Available for Showing”) assures that no other Buyers can get in to look.

Meanwhile, if the home’s status is TNAS or “A,i” (Active, Subject to Inspection”), changing the MLS status to “Pending” signals that it’s a done deal.

Even if there’s some logistical “mop-up” left . . .

**Possible (benign) explanations:  Sellers who are traveling or otherwise out-of-state; technology challenges — most likely with electronic signatures; and/or multiple parties in title, all of whom need to sign off.

Or all of the above.
