For about a decade, my family has been paying for a deluxe home warranty covering our HVAC, all appliances, and even our main sewer connection.

Or so we thought all these years.

“Location, Location, Location”

We found out otherwise when the freezer’s compressor failed the other week, and we submitted a claim that was denied.

The reason?

The freezer is located in our garage.

According to the company rep, uncontrolled garage temp’s are tough on freezers — and therefore explicitly excluded from their (our) policy coverage.

P.S.:  Two of the most commonly misunderstood terms on the Minnesota Seller’s Disclosure are “freezer” and “humidifier.”

Many refrigerators contain a freezer section, and many furnaces include a humidifier.

But, that’s what not the form is referring to — it’s asking if the Seller has free-standing units, and whether they’re in working condition or not.
