When “Less” Can Be More

Every time of year has pluses and minuses for home Buyers and Sellers.

fishingThe lead-up to a long holiday weekend — in this case, July 4 — is no different.

Pluses, from the Buyers’ perspective:

–Less competition for homes; less chance of a home that a Buyer wants to see being sold before they can get in.

Minuses:

–Less new inventory coming on the market immediately before and after a holiday;
–Sellers (and their agents) may be less available to respond to an offer.  Ditto for contractors (lenders, inspectors) that Buyers need to push a deal ahead.

Buyers’ agents can compensate for some of the above by allowing a longer than usual Inspection timetable when a holiday is looming.

P.S.:  For Sellers, the big plus right now is that Buyers doing showings (instead of taking time off) are typically more serious/motivated.
