When is the Best Time to List a Tear-Down?

Conventional wisdom (which I happen to agree with) is that early Spring is the best time for Sellers to list their home.

I’d argue that it’s also . . early Spring.

While timing — especially with smaller builders — is necessarily case-specific, what I’ve seen happen is that builders buy early in the season, get a (more than) full plate (get overextended), then are off the market (at least as Buyers) past mid-Spring.

It’s also the case that they can tap out their credit lines once they’ve committed to multiple projects.

In order to borrow more, the builder must first find Buyers for their existing projects.

In truth, I’ve seen builders buy — and build — every month of the year, even in Minnesota.

While building in frigid temps can add to construction costs, at high enough price points, the added cost is trivial (at least percentage-wise) — and is customarily passed through to Buyers.
