Compare With “the Zero-Second Showing”**
My first thought when I heard a colleague say that she recently had a 16-second showing on one of her listings was, “how on earth did she know that??”
My knee-jerk assumption was that she’d downloaded the log from the electronic lockbox on the front door, and noted that exactly 16 seconds had elapsed from the time the lockbox was opened and the key removed, and when it was closed and the key returned (and yes, that information is theoretically available, but I’m not aware of any listing agent that would bother to get it, at least under normal circumstances).
“On Your Mark . . . Get Set . . . Go!!”
It turns out that I’d misheard, and my colleague was instead reporting that she’d had 16 second showings on the listing — but alas, only one (disappointing) offer to date.
**So, what’s a “zero-second showing?”
When, as a Buyer’s agent, you’re opening the lockbox to get into a “For Sale” home, and your client says, “Unh-unh, skip it — I just don’t like how it feels.”
In fact, sometimes clients say that before they even get out of your car, based just on how the block looks and feels . . .
