Telegraphing Tepid Interest From Buyers
Through the grapevine, I heard about a colleague who is currently representing a Buyer in a condo deal where almost half of the Seller’s Disclosure is either incomplete or filled out incorrectly.
Besides slowing down the deal, the Seller is unwittingly telegraphing another message to Buyers — one that isn’t exactly going to help their negotiating leverage.
Namely, no other Buyers have been seriously looking at the condo in the almost three months that it’s been on the market.
Reading the Listing Tea Leaves, or
“Not Ready for Prime Time”
You know that because one of the first things that serious Buyers do is scrutinize the Seller’s Disclosure.
Buyers who know that a listing is getting scant attention offer low, not high . . .
