Post-Closing Buyer “Surprises” & Other Issues

It doesn’t happen often**, but I’d estimate that 99% of the time when a Realtor fields an emergency phone call the day after closing, suitcaseit’s the Buyer calling their agent — who then calls the listing agent (representing the Seller) — to relate a newly-discovered problem with the home (note:  problems that arise after closing vs. pre-dating it are the Buyer-now-Owner’s responsibility).

So, it was unusual to get a voicemail from my Seller asking me to call him ASAP less than a day after closing last week.

No News is Good News

It turns out my client forgot a suitcase in the home’s lower level cedar closet, and needed it ASAP for a trip later that day.

Phew!

The Seller, who’d yet to move in, graciously arranged (very) fast access, and the Seller and I quickly retrieved the item.

**Conscientious Seller Disclosure + diligent Buyer inspection + careful Buyer walk-through inspection just before closing = no post-closing “surprises” (the vast majority of the time, at least).
