The way I usually pick a Sunday open house time is by consulting with my Seller, to see if they have a preference.

open_houseNext, in the football-crazy Midwest this time of year, I’ll check the Vikings schedule to make sure I’m not going head-to-head with them — especially a home game.

Exceptions to the above:  1) when I need to do a “double-header,” typically in the Spring, in which case the times need to be 12:30 – 2 p.m. and 2:30 to 4 p.m.; and 2) when the home is an estate sale (vacant), in which case the Seller doesn’t care.

The only given with Sunday open houses, no matter what time you choose?

All the traffic will show up at the end, just as you’re closing up.

P.S.:  Realtors who set up their open houses later in the week (vs. going first) are smart to see when other agents are hosting open houses at nearby listings.
