Guess #2:   How Much?

Based on the accmpanying photos and marketing language (above), guess where this new single family home with 4 Bedrooms and 3 Baths is located:

A. Linden Hills in Southwest Minneapolis;
B.  Morningside in Edina;
C. St. Louis Park’s Fern Hill neighborhood;
D.  North of Minnehaha Falls in Minneapolis’ Longfellow neighborhood;
E.  St. Paul’s Mac-Groveland neighborhood.

Stumped?

OK, here’s a BIG clue:  the list price is $349,900.

If you know the Twin Cities housing market, you know that that instantly eliminates A, B, C and E; such a home would be anywhere from $450k to more than $600k in those neighborhoods.

Which leaves “D”, close to light rail, Minnehaha Falls, and the Mississippi River in Minneapolis’ Longfellow neighborhood.

P.S.:  That list price for new construction works in Longfellow because the land costs are so much less.

How much less?

The builder of the new home paid $38,000(!) to buy and tear down the previous home.
