One of the featured ads in Edina Realty’s 2016 marketing campaign (above) recommends that Buyers “visit a house at different hours.”

Good advice.

I can think of a long list of unpleasant surprises — besides ballpark lights illuminating the home after darkĀ — that can be detected that way.

Such as:

–Freeway noise that’s audible during rush hour;
–Airplane noise during peak travel hours;
–Lots of renters on the block (check on weekends and after hours, to see if the street is lined with parked cars).

Of course, some of theĀ surprises can be good, at least for family Buyers.

Like, discovering that the neighborhood is full of kids (evident after school and on weekends).

P.S.: At some point, a neighborhood nuisance is severe enough that it arguably would be a disclosure issue for Sellers.
