New 2nd Story (and new 1st Story, Too!)
In a post a year ago, I speculated that the Dean Parkway rambler (pictured above) was a prime candidate for a popped roof (that is, a 2nd story addition). See, “2nd Story Coming Soon?”
That was based on both the home’s terrific location just north of the Midtown Greenway, and its smallish size.
Was I right?
Nope.
New vs. Adding On
Instead of adding or retrofitting, the Buyer opted to start over (see photo, below).
That’s often the wisest course when the existing home has a functionally obsolete floor plan.
Building new allow allows for a bigger, deeper foundation — creating up to another 1,500 finished square feet feet in the basement with high ceilings and good light (especially with an egress window or two).
Edina Realty’s Andrew Olive and Sheila Cronin Bornfleth have the listing; price is $1.595 million.
