MLS Caveats & Qualifiers

Chutz´-pah”:  killing your parents, then throwing yourself on the mercy of the court because you’re an orphan.

I really wasn’t looking for more definitions of chutzpah, but I picked one up the other week nonetheless.

Here it is:  ‘representing on MLS that a home is no longer subject to flood insurance, and when it turns out that it still is, arguing that “information on MLS is deemed reliable but not guaranteed.”

Completely true, by the way — both regarding the MLS disclaimer (in fine print at the bottom of each listing), and the listing agent’s response.

My client didn’t buy it — either the agent’s “defense,” or the house.
