When to Hold Onto an Offer, 
Or, It Takes Two (**Four?) to Tango

The first question a Buyer’s agent contemplating writing an golfingoffer this weekend should ask is, “is there anyone around to receive it* (and then respond)?

Assuming the answer is “no,” either because the listing agent and/or homeowner are unavailable, what do you suppose step #2 is?

Think seriously about holding onto the offer until after the holiday.

Which is actually a pretty good argument for waiting until after the holiday to write it (assuming the Buyer is going to be available then).

*A Buyer’s offer — or any other communication — is considered to be constructively delivered/received when the other party’s agent (vs. their client) has received it.

**The Buyer and their agent; and the Seller and their agent.
