April Deals Bring May (& June) Closings

If you assume that mid-April is the peak of the Spring housing market (correct most years), and that the average lead time to close a home purchase is six weeks (true), that makes the peak for closings . . . right now.

In fact, when the last day of the month falls on a weekend, that makes the preceding Friday — today! — especially busy.

That’s relevant not just for Buyers and Sellers who may be experiencing delays today, but agents (myself included) who have deals closing early next week and are waiting on final numbers, revised HUD-1’s (closing worksheets), etc.

Practically, that means the best time for agents in category#2 to get what they need is first thing Monday a.m.  🙂
