My marketing language on MLS explicitly draws attention to some of the home’s best — and easily missed — features:  a glorious, park-like backyard that extends more than 220 feet, and a three-season porch (pictured above) that juts out into same.

But the interested agent wasn’t looking at the listing online — he was calling off the sign, in front of the house (yup, Realtors do that, too).

Fortunately, he reached me live, which gave me the opportunity to tell the other agent not only the home’s list price and square feet, but encourage him to walk around the back of the house to take a look as well!
