Which would you rather attend — a play’s opening night, or performance #94 three months later?

The same is true for prospective Buyers, scanning for Sunday open houses to check out.

It’s also true for Realtors — specifically, newer agents looking to host open houses (and pick up unrepresented Buyers).

For those folks, it’s all about being where the traffic is.

New Listing “Buzz”

I like to host my own open houses — especially at the beginning of the listing — so I can hear what themes are emerging in Buyers’ feedback.

However, that’s not always possible, depending on how many listings I have at the moment.

It’s a lot easier to entice agents to host a first open, days after a home has debuted on the market, than a home that’s been for sale for weeks (or months).
